Check your building

One flat price per building, per year.

Not hourly. You approve the price before we start, and it covers everything through the state's "In Compliance" email.

Simple building

$395 first year · $295 each year after

For buildings where the owner holds the utility accounts. We set up Portfolio Manager, request and enter 12 months of every meter, clear the Data Quality Checker, file with the state, handle any "Pending Revisions", and forward your confirmation.

Multi-tenant building

$595 first year · $395 each year after

For buildings where tenants pay their own bills. Everything in Simple, plus the whole-building data requests and every tenant consent request and reminder needed to get the data released.

City filing add-on

+$100 per year

The Minneapolis report (energy and water) or the Edina report, filed alongside.

Late filing

$695 one time

Missed June 1? We'll still get it filed. If it can't be finished by July 15, we request the extension to August 15.

What the fee covers

  • One flat price. No hourly billing, no surprise charges for extra meters or a second round of fixes.
  • Every utility request. Xcel, CenterPoint and the rest. We send them, track them and follow up until all 12 months are in.
  • Errors fixed before filing. We clear the Data Quality Checker errors the law requires you to fix.1
  • Proof for your files. We forward the state's "In Compliance" email, plus a one-page summary you can hand a lender, buyer or board.
All that's included
  • Tenant data, handled. Consent requests and reminders for tenant-metered spaces (multi-tenant tier).
  • State filing and revisions. We claim the building, complete the Energy Reporting Form, and answer any "Pending Revisions".
  • Every year after. A reminder each winter, and we refile at the lower renewal price, so it doesn't depend on who's on staff.
  • Less than the fine. Our simple-building fee is under half the $1,000 civil fine Commerce may impose for not reporting.1
All we need from you
  • The building address and gross floor area (including covered parking), plus your state Building ID if you have one
  • Access to the building's ENERGY STAR® Portfolio Manager property, or your OK for us to create one
  • Utility account numbers, or a signed authorization so we can request the data
  • If tenants pay their own bills: a tenant contact list (we send the data requests)
  • Your approval of the report before we file it

How much time does it take? Minnesota hasn't published a figure. In a City of Portland pilot of five buildings, none of which needed tenant data, active time ran 3 to 9 hours (median 6). The whole process took one month to a year, and one utility took more than 10 weeks to send data. Participants expected later years to take two hours or less.11 Minnesota adds a state portal filing on top, and buildings with tenant meters can need consent requests.1

Our estimate: a first-year Minnesota filing is several hours of hands-on work, spread over weeks of waiting. Multiply your hours by your staff's hourly cost, then add the $1,000 fine Commerce may impose if it's missed.1 That's the comparison.

For comparison: similar services charge $495 per building in Los Angeles (Vert Energy Group)18 and $800 in Chicago (Elevate)19, as of Oct 2026. The other cost to weigh is staff time, plus the $1,000 civil fine Commerce may impose if a report isn't filed.

Pricing questions

What's included in the price?

Everything from setup to the state's "In Compliance" email: Portfolio Manager, every utility and tenant data request, Data Quality Checker fixes, the state filing, any "Pending Revisions", a one-page summary, and next year's reminder. Flat, per building.

When do I pay?

When you approve your quote. You pay the full flat price upfront by card through Stripe, using the link in your quote email, and work starts after payment. Cancel before work starts and we refund it in full. We email you when work starts. See the Terms.

What if I already missed June 1?

Use late filing. A warning comes by June 15; you have until July 15 to file or request an extension, and an extension runs to August 15. After that, Commerce may impose a civil fine of $1,000.1
